Site Selection & Due Diligence
Before determining the right site, our team conducts a tremendous amount of research to confirm it’s viable. The due diligence period examines whether it satisfies all requirements and assesses potential risks.
Site Investigation Reports
SIRs are completed by our team members to confirm the project will be both feasible and profitable. Some of the financial factors examined are acquisition costs, permit and review fees, utility connections, impact fees, construction costs, insurance, closing costs, and income.
Redevelopment Funding
Our in-house financial team breaks down the pro forma analysis to calculate the projected return on investment. This aids in planning the project specifics including improvement costs and consulting fees.
Planning & Design
After the Purchase and Lease Agreement has been executed, we hit the ground running on obtaining all plan design approvals from municipal and government entities to ensure it’s compliant to code or required conditions.
CONSTRUCTION MANAGEMENT
Once building permits have been issued, redevelopment construction commences. Our in-house team mobilizes and manages the general contractor and subcontractors to deliver on-time and on-budget.
PREPARE FOR OCCUPANCY
As the project is reaching the finish line, we ensure all necessary on-site work is completed and has met final inspections. The final close-out item left to fulfill is the issuance of the Certificate of Completion.
