Our team works tirelessly to narrow down multiple candidate locations that meet specific criteria. We then undergo thorough due diligence that uncovers any zoning restrictions, potential liens, and encroachments.
SITE INVESTIGATIONS REPORTS
SIRs are completed by our team members to confirm the project will be both feasible and profitable. Some of the financial factors examined are acquisition costs, permit and review fees, utility connections, impact fees, construction costs, insurance, closing costs, and income.
DEVELOPMENT & SUBMITTALS
We hire and manage expert architects, engineers, and consultants to complete the municipality submittal requirements and handle the proper community outreach approach as needed.
LAND ENTITLEMENT
We proactively work with both the public agencies and the local community to secure development entitlements, permits, and all required reports in an efficient, timely manner.
CONSTRUCTION MANAGEMENT
From construction start to finish, our in-house construction team works swiftly with general contractors & subcontractors to help deliver projects on-time and on-budget.
PREPARE FOR OCCUPANCY
As the project comes to fruition, we conclude final inspections and ensure the Certificate of Completion is issued so the property is ready, and the client is able to open for business.
