Property Manager

  • Scottsdale, AZ

The Property Manager assumes responsibility for overseeing all property-related affairs, ensuring smooth operations, and maintaining excellent relationships with tenants and vendors. This role requires effective communication, meticulous attention to detail, and the ability to manage multiple tasks simultaneously.

Essential Duties:

  • Cultivate strong relationships with tenants and vendors.
  • Respond promptly to urgent and non-urgent tenant issues.
  • Oversee RFPs, negotiate contracts, and ensure compliance with company standards.
  • Ensure COIs are current and compliant with lease and/or contract agreements.
  • Conduct regular property inspections to maintain SimonCRE standards.
  • Prepare and submit site inspection reports to ownership.
  • Supervise capital expenditure projects.
  • Ensure timely completion of safety inspections, maintenance, and repairs.
  • Develop and manage annual budgets.
  • Analyze monthly cash flow to calculate distributions.
  • Reconcile operating expenses annually and bill tenants accordingly.

Marginal Duties:

  • Assist development and construction teams in tracking tenant-related tasks
  • Assist in the oversight of tenant TIs by ensuring documentation compliance.
  • Process Tenant Improvement Allowance requests. 
  • Coordinate utility management for properties, as necessary.
  • Participate in the due diligence process for the purchase or sale of an asset.
  • Communicate the acquisition or sale of post-construction properties.
  • Calculate real estate tax and rent prorations for the sale of an asset.

Qualifications:

  • Excellent communication skills for accurate information exchange.
  • Proficiency in basic mathematical operations.
  • Exceptional organizational skills to manage multiple projects and meet deadlines.
  • Ability to comprehend complex documents such as leases and legal agreements.
  • Demonstrated proficiency in utilizing Google Sheets and Google Docs through practical experience.

Travel Required- Yes.  Frequent, local travel is required.

Required Education, Experience, Licenses

  • High school diploma or equivalent required
  • Active Arizona real estate license is required
  • Four-year college degree preferred
  • 3+ years of commercial real estate experience required
  • Proficient with Microsoft Office, including Word and Excel, as well as Google Suite, calendar management, and general technology is required
  • Experience with Mac iOS is a plus
  • Valid Driver’s License
