The Acquisitions and Leasing Analyst is responsible for the site selection, site investigation, leasing/prospecting, budgeting, site planning, and managing relationships for the company’s clients and vendors. This individual will work with tenants and brokers to execute on client requirements and manage the in-house outreach and due diligence for the company projects.

- Work directly with the acquisitions team to secure new sites for ground-up developments and redevelopments through broker outreach, cold calling property owners, and property mailers.
- Manage and coordinate land acquisition and leasing leads.
- Assist in negotiating purchase LOIs and purchase agreements.
- Conduct leasing outreach to brokers and prospective retailers.
- Help negotiate lease LOIs, leases, and commission agreements.
- Complete Site Investigation Reports (SIRs), gathering key information on project costs, permits, and timelines.
- Develop pro forma budgets and financial models.
- Maintain a strong understanding of retail leasing terminology and practices.
- Prepare tenant submittal documents for real estate committee approvals.
- Oversee project handoff to the development and construction teams.
- Support the development team throughout the entitlement process as needed.
Marginal Duties
- Travel to properties to conduct site investigations and take site photos.
- Meet with property owners, brokers, and tenants to discuss potential opportunities

Required Education, Experience, Licenses
- High school diploma or equivalent required
- Four-year college degree preferred
- Commercial real estate experience required
- Arizona Real Estate License preferred
- Proficient with Microsoft Office including Word and Excel as well as calendar management and general technology is required
- Experience with Mac iOS is a plus
- Valid Driver’s License
