<p>SimonCRE is developing a multi tenant retail center along a main retail corridor in Canton, Michigan. Conveniently located in between a Target and Kohl&#8217;s power center to the west and a Walmart Supercenter, Home Depot, and Kroger to the east- this project will be a great infill development for the residents of Canton. The project will include Verizon Wireless.</p>

				<content:encoded><![CDATA[<p>SimonCRE, teamed up with a partner to purchase Camden Marketplace in Camden, Arkansas located at US 278 Hwy and Cash Road. We are currently under construction on a major redevelopment of the shopping center. Kroger and Wal-Mart formerly occupied the 90,000 square foot shopping center. “The center has been neglected for years and it is time to redevelop a great piece of real estate in a strong tertiary market,” said partner, Joshua Simon. SimonCRE bought the center with just a 5% occupancy rate and by leveraging tenant relationships; the shopping center will be fully occupied upon the completion of the redevelopment later this year. The redevelopment will include new tenant spaces, store front additions, parking lot improvements and other improvements to the property. Atwood’s Ranch and Home, Dollar Tree, Its Fashion Metro, Shoe Show and Cato will occupy the center.</p>

				<content:encoded><![CDATA[<p>SimonCRE acted in an advisory capacity during the due diligence and eventual purchase of the West 6<sup>th</sup> (formerly Tempe Centerpoint) condominium project in Tempe, Arizona. SimonCRE is also handling leasing of the ground floor retail space. The space enjoys excellent exposure to potentially thousands of visitors, college students and residents everyday.</p>
<p>Tempe Centerpoint began construction in 2006. Tempe officials, as well as area businesses and potential residents, were optimistic about the 22-story, two tower development, which was sure to bring a tremendous boost to the community.  However, in mid-2008 Mortgages, Ltd., the lender on the project filed for bankruptcy. That combined with a faltering economy led to almost two years of uncertainty regarding the project’s future. The $120M dollar project remained in limbo until 2010 when it was marketed for sale after going through foreclosure. After the deal fell apart in November of 2010, all hope appeared to be lost for the sale of the project. However, in February of 2011, Zaremba was able to complete the purchase.</p>
<p>SimonCRE worked closely with the buyer, Zaremba Group, which is headquartered in Cleveland, Ohio. Zaremba owns Barolo Place in Scottsdale as well as apartments in Mesa and Peoria.</p>

				<content:encoded><![CDATA[<p>Joshua and his team have been a part of this development from day one. Working with Walmart and the City of Sierra Vista to get development approvals and the appropriate entitlements completed, they are bringing a first class retail center to Sierra Vista.</p>
<p>Joshua has been able to utilize his leasing skills get the building to a 94% occupancy rate despite a tough economy and while the building is still under construction. Joshua will be bringing Sierra Vista its first Olive Garden, Chipotle, and Panda Express. The project was sold to investors before all the retailers opened in the shopping center, a testament to the strength of the leases and tenants Joshua and his team put together.</p>

				<content:encoded><![CDATA[<p>Built in the late 1950&#8242;s, the shopping center was in need of a desperate makeover to the anchor space when Joshua came in and helped put a vision together for the remodel and leasing of the old anchor space. The idea was to utilize the existing billboard signage above the facade to create a unique signage package that provides new and improved visibility for the tenants.</p>
<p>The space was in very rough condition, having not been substantially altered since the original tenant occupied the space in the late 50&#8242;s. Joshua and his team were able to come up with a design that utilized the existing building as much as possible to trim costs but give it a fresh look. Joshua brought in Its Fashion Metro, an urban clothing store to anchor the remodeled area and have since been soliciting offers from several more interested parties.
